30 Pine Street

Located just outside downtown New Rochelle, 30 Pine Street reimagines a 3.75-acre light industrial site as a mixed-use “live-work-play” district. Bordered by existing industry, residential neighborhoods, the MTA rail line, and I-95, the project uses the area’s largest property to create a critical mass for redevelopment. The master plan transforms the existing 110,000 square-foot facility into approximately 582,500 square feet of residential, commercial, and light industrial space. High-density residential towers, active ground-floor retail, structured parking, and modernized industrial facilities are integrated while allowing existing businesses and employment to remain in place. Strong transit and site connections help bridge the industrial district with the surrounding urban fabric and extend downtown New Rochelle’s growth across Pine Street.
